Pre-Summer Mildew and Lovebug Cleanup for Foley, Glenlakes, and the OWA Corridor

Mid-May on the Gulf Coast is a window. The pollen has finished, the lovebugs are about to start, and the heavy summer humidity that drives mildew growth on north-facing walls is two weeks out. If you live in Foley, Glenlakes, Live Oak Village, or anywhere along Highway 59 between OWA and Tanger Outlets, this is the cleanest two-week stretch of the year to get the house, driveway, and back patio reset before peak summer.

This guide is the version we give Foley homeowners (36535 and 36536) and the surrounding South Baldwin neighborhoods that drift up from Magnolia Springs (36555) and Elberta (36530). Same playbook works for the OWA corridor, the residential streets off Adventure Island, and the older homes downtown along the railroad. The why and the timing are what matter.

Why Mid-May Is the Right Time

The Foley climate runs on a fairly predictable rhythm. Pollen peaks in late March and early April. Lovebugs are a May 15 to June 15 window most years, with a second smaller flight in September. Daily relative humidity stays above 80 percent from late May through October, which is the window where shaded mildew really takes off.

What that means for your house: if you wash before lovebug season hits, the soft-wash residue on your siding and trim helps the bug splatters rinse off easier in late June. If you wash after lovebugs, you are scrubbing acidic bug remains off paint that is already sun-baked. The mid-May slot is the easier path.

Same logic applies to the driveway and pool deck. A clean concrete surface in mid-May with a fresh treatment carries you through the summer cookout season without that gray, foot-traffic-shadowed look most Foley driveways pick up by July.

What Is Actually on Your House Right Now

If you walked the perimeter of a typical Glenlakes home today and looked closely, you would see four distinct things on the siding and trim:

• Yellow pollen film. Light coating from the late live oak and pine flush. It rinses off in a wash, no special treatment needed.
• Black mildew freckles. The peppery dots on north and shaded east-facing walls. This is the biological growth that actually feeds on humidity, and it doubles every couple weeks in summer.
• Tannin streaks under live oaks. Brown to dark-orange vertical stains under any tree branch that overhangs siding. Tannin is a separate problem from mildew; it needs a tannin pre-treat, not just a generic house mix.
• Salt haze on bay-facing or south-facing walls. If your home is south of County Road 12 with a clear shot toward Bon Secour Bay, salt is in the equation. Salt holds humidity against your siding and feeds mildew faster than inland homes get it.

None of those four come off with a hose and a brush. Each needs a specific cleaning chemistry to lift it without damaging paint, gutters, or landscaping.

Lovebugs, May 15 to Mid-June

If you have lived in Foley or Gulf Shores for more than one summer, you know what is coming. The bugs are not a cleaning problem so much as a timing problem. The acidic remains start to etch automotive paint in 24 to 48 hours, and they cement themselves to lap siding, eaves, and screen porches in about a week.

What we tell Foley homeowners about lovebug prep:

• Wash the house in early May (now), not after the bugs hit. A waxed or recently-soft-washed surface lets the bug remains slide off in the next rinse.
• If you have a screen porch or pool cage, get the soft wash mix into the screen channels before the swarm. The chemistry kills the spores in the screen mesh that feed mildew, and bug splatters wipe off cleanly afterward.
• Schedule a follow-up driveway and porch rinse for late June, after the first lovebug wave passes. We do these as 30-minute rinse appointments at a flat rate, not full re-washes.

How a Pre-Summer Wash on a Foley Home Goes

Most pre-summer visits in Glenlakes, Live Oak Village, or the streets off County Road 12 follow the same sequence:

• Walk-around. The truck pulls up, we do a five-minute walk with you. We tag landscaping that needs an extra pre-rinse, mark window seals or fixtures that need taping, and check for paint or stain that is already failing.
• Pre-rinse the beds. Camellias, hydrangeas, sago palms, plumbago, and the older azalea beds get a heavy soak. The soak is the difference between plants that survive a soft wash and plants that brown out.
• Apply soft wash mix top down. A calibrated sodium hypochlorite blend with a surfactant. Sprayed at low pressure on siding and trim. The chemistry kills mildew, algae, and the spores that re-grow it. Five to ten minutes of dwell.
• Tannin pre-treat where needed. Under live oak overhangs, on tannin-stained vinyl on north walls, we add a brightener step. This is the difference between "mostly clean" and "actually clean" on the dark vertical streaks under the trees.
• Rinse, top to bottom. Low to medium pressure with a 25 to 40 degree fan tip. Never a 0-degree (red) tip on siding, soffits, or screen frames.
• Concrete after the house. Surface cleaner on driveways, walkways, and pool deck. Hot water if oil spots are heavy. Spot-treat tannin and rust with a separate cleaner.
• Post-rinse plants. Same beds get one more flush so no chemistry sits on roots overnight.

The whole visit on a typical Foley one-story (1800 to 2400 square feet) takes 2.5 to 4 hours, depending on driveway size and how much oak canopy is over the property.

Specific South Baldwin and Foley Conditions

Foley is not a generic Gulf Coast town. Three details change the cleaning plan compared to inland Alabama:

• Live oak tannin is heavy here. The mature oaks lining the older streets off Highway 59 and the residential corridor near Tanger Outlets drop tannin year-round. North-facing siding and the concrete under the canopy stain faster than the rest of the house. Plan for a tannin step every wash, not just an annual deep clean.
• Salt aerosol reaches farther than people think. Salt from the Gulf and from Bon Secour Bay (36530, 36555) drifts measurable distances inland. Homes within a couple miles of the bay or south of US-98 are on a 12 to 18 month wash cycle, not a 24 to 36 month one.
• Soil and irrigation rust. Foley soil runs orange in spots. Rotor heads that overshoot onto siding leave reddish-brown stripes that look permanent. They are not. They come off with a calibrated rust remover, but you have to know to apply it as a spot treatment, not roll it on the whole wall.

What About the Pool Cage, Patio, and Outdoor Kitchen?

South Baldwin homes with a pool cage or screen enclosure have an extra step. The screen mesh holds spores. If you only soft-wash the house and skip the cage, the spores blow back onto the freshly-cleaned siding inside two months.

The right sequence:

• Soft wash the cage frame and screens with a low-mix solution. Rinse thoroughly.
• Surface-clean the patio and pool deck. Spot-treat rust and tannin.
• If there is an outdoor kitchen (granite, stainless, stone tile), it gets a separate gentler clean. We do not run a surface cleaner across natural stone.

What to Ask Before Hiring in Foley

Three questions sort the real local companies from the seasonal weekend warriors who flood the Highway 59 corridor every May:

• Do you soft wash siding, or do you crank the pressure up? The right answer is soft wash for siding, hard pressure on concrete only. If they say "we use 4000 PSI on the whole house," that is the wrong company.
• Can I see your COI before you arrive? A real local company emails you a certificate of insurance in five minutes. That is one of the easier filters.
• What do you do for tannin under live oaks? Listen for "we add a brightener step" or "we pre-treat tannin separately." Those answers tell you the company has actually washed under Foley live oaks before.
