6:30 AM, Rig Check at the Truck
The day starts before the customer is awake. Pump pressure check, hose reels, soft-wash chemistry mixed for the first house, fresh water tank topped off. We carry two pumps on the rig: a high-pressure unit for concrete and the surface cleaner, and a low-flow soft-wash setup for siding. Mixing siding chemistry on the truck means we land on the customer's driveway with the right dilution already loaded, no measuring on their landscaping.

8:00 AM, Stop 1: Tiger Point Soft Wash, Gulf Breeze (32563)
First stop is a 2,400 square foot two-story off Soundside Drive in the Tiger Point area of Gulf Breeze. Painted hardboard siding with a soft north exposure that sits damp, so biofilm has crept up the lower courses. The homeowner has lived there 14 years and has had the house washed twice in that time. It needs it.
Walk the property first
We walk the perimeter with the homeowner. Note where the irrigation heads pop, where the outdoor power is, where the bay-side screen porch hangs over the seawall (we will rinse it last so we are not dragging chemistry across it). Note any bee or wasp nests under the soffits, because soft-wash chemistry will stir them up and we adjust the order of attack to come at those last with extra rinse.
Plant protection
Soft-wash chemistry at the dilutions we use is plant-safe with proper pre-soaking and rinsing. The rule we follow: any plant within 6 feet of the work zone gets pre-soaked with fresh water before chemistry hits the wall, and gets a heavy fresh-water rinse the moment we move to the next elevation. This is non-negotiable. The plants on a Soundside lot are part of why the house is worth what it is worth.
Apply soft-wash chemistry
From the ground, with a low-flow wand, we apply the soft-wash mix to the siding. Hardboard takes a 5 to 10 minute dwell. Mildew and biofilm visibly turn from gray-green to white as the chemistry kills the organism. We work top-down so the chemistry rolls down the wall as gravity intends, never bottom-up.
Hand-rinse trim and screens
This is the step a wand-only crew skips. Trim, screens, screen porches, and outdoor furniture all get a fresh-water hand rinse to flush any residual chemistry. The screen porch on the bay side gets two passes because the salt aerosol residue on the screens otherwise pulls the chemistry along with it.
Gutter face brightening
Aluminum gutter faces in Gulf Breeze accumulate the vertical "tiger striping" everyone hates. A separate gutter brightener is applied with a pump sprayer, agitated with a soft brush on a pole, and rinsed. The face goes from streaked to uniform. This is included on a soft-wash visit, not a separate trip.
Walkway and apron
Front walk and the small driveway apron get a wand pass with a fan tip. Not a surface cleaner, because the apron has stamped concrete that needs lower pressure. We do the surface-cleaner work on full driveways, but a small entry pad gets the wand at moderate pressure to keep the stamping intact.

11:15 AM, Stop 2: Navarre Beach Driveway and Walkway (32566)
From Gulf Breeze, US-98 east through Navarre. Cross the Navarre Beach Causeway and the property is a coastal home about a quarter-mile from the Navarre Beach Pier. Driveway and walkway only. The siding was washed three months ago by another crew (we did not do it), so it is just concrete this visit.
The salt-aerosol variable
What makes Navarre Beach concrete different from inland Navarre concrete is salt aerosol. Sand gets driven into the slab year-round. Salt residue holds moisture against the surface, which holds biofilm against the surface, which dulls the concrete much faster than a slab on the same street five miles inland.
The chemistry we use is the same. The dwell is longer and the rinse is more aggressive with fresh water. If you do not flush the salt off the slab afterward, the chemistry pulls salt up to the surface and the slab can develop a gray bloom over the next two weeks. That is the single biggest mistake amateur crews make on Navarre Beach properties.
Surface cleaner method
We pre-treat the slab with a biofilm pretreatment, dwell 5 minutes, then run the rotating surface cleaner across it in slow overlapping passes. The driveway is small, maybe 600 square feet, so the surface-cleaner pass takes about 25 minutes. Edge work along the screen-porch perimeter takes another 15.
Final rinse
Fresh water, low pressure, generous flow, top of the slab toward the storm drain. Drain bag in place because we are 80 yards from open water. Total time on the Navarre Beach stop: 1 hour 20 minutes. Walkthrough with the rental property manager. Photos to the file because this is a vacation rental and the manager forwards the photos to the owner.
1:30 PM, Lunch and a Drive North on Highway 87
Off the island, back across the causeway, north on Highway 87 from Navarre Parkway up through Bagdad and into Pace. Quick stop at a sandwich place near Avalon Boulevard. Pump check, water tank top-off at the fill station. Chemistry remixed for the deck and concrete combo coming up.
2:30 PM, Stop 3: Pace Combo Visit (32571)
Third stop is in Pace, a few minutes off Berryhill Road in a 2010s subdivision. The job is a deck and fence wash plus a 1,200 square foot concrete driveway. The homeowner found us through a neighbor who we did the year before. This is the most common kind of Pace booking for us: a combo visit where one crew does the whole exterior in one afternoon.
Order of operations matters here
We start the soft-wash chemistry on the deck and fence wood while we walk the driveway and identify where the surface cleaner needs to start. Wood gets a milder bleach-and-surfactant mix because cedar and pressure-treated pine both can lift fibers if the chemistry is too hot. Dwell on the wood is 5 minutes. While that is dwelling, we set up the surface cleaner.
Deck and fence wash
After the dwell, we rinse the deck top-down with low pressure. This is critical. Pressure-washing a deck with a high-pressure wand is how DIY homeowners ruin perfectly good cedar. The wand etches grain into the wood. We use the chemistry to do the work and rinse with low pressure. The fence gets the same treatment, with extra time on the south side where moss has crept up the bottom rails.
Driveway and concrete apron
The 1,200 square foot driveway is broom-finished concrete, 12 years old, never sealed. Pre-treat with biofilm cleaner, dwell, then run the surface cleaner in slow overlapping passes. This driveway has some oak tannin staining at the southwest corner where a live oak overhangs, so that area gets a tannin treatment first. Total surface-cleaner time on the driveway: about 50 minutes including edge work along the grass and bedding.
The final whole-property rinse
Once the chemistry has done its job, the whole property gets a final fresh-water rinse from the highest point down to the lowest. This catches anything still on horizontal surfaces and pushes it away from the foundation and beds. Storm drain at the end of the cul-de-sac is bagged.
Total time at the Pace stop: 3 hours 15 minutes. The homeowner is happy because the deck looks 5 years younger and the driveway looks new. The fence looks alarmingly bright the first day after a wash, then settles into a normal cedar tone within two weeks. We tell every wood-wash customer this so the first-day brightness does not surprise them.

5:45 PM, End of Day Walkthrough

Milton and Bagdad (32570, 32571, 32530): larger lots, deeper canopies, a lot of pine and live oak. Tannin pre-treatment is more common here. The Bagdad Mill Site Park area and the streets off Avalon Boulevard host steady residential work.
Holley (32563): mostly water-adjacent homes off Soundside, similar to Gulf Breeze in surface profile. Salt aerosol is a factor.
