Milton, FL (32570) , older trees, longer dwell times

Milton has a lot more big shade oak and old-growth pine than Pace, especially in the downtown core near Riverwalk and along the older streets running off Stewart Street. The dwell time on a Milton soft wash is usually 20 to 30 percent longer than on a sun-baked Pace house because the algae has had more years to settle into the shade-side surfaces.

We adjust by lowering the soap concentration and lengthening the contact window instead of just spraying stronger mix. The result on the wall is the same, and the plant beds underneath stay healthier. Milton homeowners with old camellias and azaleas on the shade side of the house specifically ask for that approach, and that is the default for our Milton route.

Bagdad (32530) and Holley (32563) , mill-town and outlying areas

Bagdad is a smaller pocket but it is one of our favorite places to work. The historic Bagdad mill village houses near the Bagdad Mill Site Park are older, often with painted wood siding instead of vinyl or Hardie, and they need a much more careful soft wash with even lower pressure and even longer dwell. We do not put a rotary surface cleaner anywhere near a Bagdad mill-village porch.

Holley (32563) is the other outlier in the inland zone. Holley homes sit between Navarre and the open Soundside Drive corridor, so they pick up a little more salt than a deeper-inland Pace house but less than a beachfront Navarre Beach property. The recipe sits in between too.
